Remodel-heavy work on established housing stock, from downtown-adjacent older homes to 1970s and 1980s subdivisions — with the finish quality of custom work and the constraints of occupied houses.
Littleton is largely built out, which makes remodel, addition, and whole-house renovation the dominant work rather than new construction. The housing stock runs from older homes near downtown through 1970s and 1980s subdivisions, and the projects we bid tend to be substantial: kitchens opened into living rooms, primary suite additions, basement finishes, and full interior refreshes ahead of a sale.
Renovation drywall is harder than new drywall, and it is worth being specific about why:
Littleton renovation clients frequently want a finish level the original house never had. Popcorn ceilings scraped and refinished smooth, heavy knockdown skimmed flat for a modern look, or a feature wall prepared for wallcovering.
All of those are substrate projects before they are finish projects. Scraping a textured ceiling leaves a surface that needs full skim coating — and if the room has windows on one side, it needs a Level 5 finish or the sun will find every trowel mark by the second week. We price that honestly up front, because "just scrape the texture" is one of the most consistently underestimated line items in residential renovation.
Unfinished basements in Littleton's subdivision stock represent some of the most common square footage we add. Below grade, the details that matter are different: light gauge steel framing against foundation walls to avoid a rot and mold substrate, consistently flat furring over long masonry runs, correct backing for wall-hung fixtures and built-ins, and a texture that matches the upstairs so the finished space does not read as an addition.
Because we carry framing, drywall, texture, and paint on one contract, a basement finish is one sub and one schedule rather than four handoffs.
Questions
Yes, and the honest version of that scope is larger than most people expect. Scraping removes the texture but leaves a rough, unevenly damaged surface that has to be fully skim coated to become a flat plane.
If the room has windows along one wall, it needs a Level 5 finish — light crossing a ceiling at a shallow angle will find every trowel mark otherwise. We price the skim and the finish level rather than quoting the scrape alone.
We tell you the day we find it. Old water damage, previous repairs done badly, and framing surprises are normal in forty-year-old houses, and burying them behind new board only means the homeowner finds them later.
You get a description of the condition, what it takes to correct it, and what it costs — before we cover it up.
That is the goal, and it comes down to texture matching. We sample the upstairs texture, spray boards, and match relief and knockdown timing so the finished basement reads as part of the house rather than as an addition.
We also frame below-grade walls in light gauge steel rather than lumber, which avoids a rot substrate against the foundation and holds a flatter plane over long furred runs.
